Replace
Remove what cannot support new work
Saturated layers, widespread failure or an unsuitable substrate can make removal necessary. A replacement gives access to correct the underlying conditions and reconsider the drainage design.
What affects TPO roofing cost
Roof area affects the quantity of material, but detail density can change the labor substantially. A simple open roof and one crowded with small curbs, pipes and changes of level are different projects.
Insulation thickness, taper, attachment, removal and access also shape the budget. A residential shingle cost per square foot is not a useful substitute for a TPO scope. Start with the building and existing assembly, then price the specified work.

Equipment access
Air handlers and other rooftop equipment need service routes. Designated walkways can protect traffic areas, while correctly detailed curbs and supports keep equipment connections compatible with the roof.
Drainage and seam checks
Keep outlets clear and include membrane seams, flashings and edge terminations in the maintenance plan. Have new damage checked after a storm or equipment work, using repair methods suited to the installed TPO.
The system and its terms
The estimate should identify the membrane, insulation, attachment and detail work. Keep the actual coverage documents with that specification, including maintenance obligations and who is responsible for material or installation concerns.

Will a white TPO roof lower my energy bills?
A reflective surface can reduce solar heat absorbed at the roof, but the effect inside depends on insulation, building use, climate and the rest of the assembly. A specific utility saving cannot be promised from the membrane color alone.
